Energy Performance Certificate (P.E.A.)
The Energy Performance Certificate is a study to assess the energy classification of the building based on the heating / cooling system, domestic hot water and lighting (lighting is not controlled in residences).
What documents are needed for the implementation of the P.E.A.?
The necessary documents we need to complete the study are the following:
- Copy of police ID or passport
- Statement of assets (E9)
- Building permit / Arbitrary regulation / Legalization
- Architectural drawings
- Topographical
- Thermal insulation study
- Boiler maintenance sheet
- Excerpt of land register deposit
In what cases is it required?
- Before each property lease.
- In any case of legal action (purchase, sale, transfer, etc.)
- For new or radically renovated buildings, after their completion.
What is the validity of the P.E.A.?
The Energy Performance Certificate is valid for 10 years. If changes are implemented, it is modified even if the above years have not passed.
